Developer and owner Daryl Carter has been hard at work, and a few months ago, they broke ground on what is poised to be a remarkable addition to our community – Cornerstone at Narcoossee. This upcoming shopping center, situated at the southeast corner of Narcoossee Road and Cyrils Drive, will feature the much-anticipated 49,000-square-foot Publix grocery store. Additionally, the development will offer approximately 12,000 square feet of attached in-line retail spaces.

What makes this project particularly significant is that it marks the only grocery store on Narcoossee Road between U.S. 192 and the Orange County line. This strategic location promises to fill a significant gap in the local retail landscape, making shopping for everyday essentials more accessible for all of us.

Buyer Interest Picks Up for Adjacent Commercial Site

With Cornerstone at Narcoossee gaining momentum, interest from buyers for the neighboring commercial site is rapidly increasing. Daryl Carter reported that a local development team has already signed a contract for the 10-acre parcel situated across the street at the northeast corner of the intersection. They envision this investment as a long-term commitment, indicating their confidence in the continued growth and prosperity of the Lake Nona area.

Gateway to Sunbridge Master-Planned Community

Cyrils Drive serves as the gateway entrance to Tavistock’s Sunbridge master-planned community, which is currently in its second phase of development at both Del Webb Sunbridge and Weslyn Park. The convenience of having a Publix grocery store right at the entrance to this vibrant community is sure to enhance the daily lives of its residents.

Currently, the nearest grocery stores to the south are at the intersection with U.S. 192 in St. Cloud, a distance of 6.4 miles, or in Lake Nona, 2.5 miles to the north. The property falls within a Planned Development and is entitled for commercial uses, including a grocery store. However, it’s worth noting that discussions are ongoing regarding the maximum square footage permitted for the site, as a local real estate agent has initiated a pre-application meeting request to seek input from the county.

Future Opportunities: Two Outparcels for Consideration

The Cornerstone at Narcoossee development plan also includes two outparcels fronting Narcoossee Road. These parcels are suitable for various purposes, such as a fuel station/convenience store, restaurants, or a bank. Daryl Carter has expressed a prudent approach by waiting until the Publix store is close to opening before entertaining any offers for these outparcels. This strategic move aims to maximize the value of these prime locations for the benefit of the community and potential investors.

Thriving Osceola County Retail Market

Osceola County, where this exciting development is taking place, has been one of the busiest retail submarkets in Central Florida this year. According to the most recent report from Colliers, it boasts the most new retail square footage under construction (244,510) in the second quarter, coupled with the second-highest year-to-date absorption (47,718). This vibrant retail environment underscores the attractiveness and growth potential of our community.
